Can a new buyer of a rental property terminate exsisting lease
Can a new buyer of a rental property located in Illinois, have existing leases terminated at closing or before closing on a contract? Would this be considered a contingency to make due?

Clarification: You don't serve a month-to-month tenant with an eviction notice unless they are not paying rent. You serve them with a Termination Notice. Evictions are for lease violations.
