Buying First Properties

My husband and I are buying 3 rental homes in Delaware as sole proprietors. We want to create an LLC in future, but for now, do tenants have to make check payable to both of us, or is one sufficient? Each home is currently rented, and I understand we inherit the existing leases, which are now month to month. But we will have to create new leases in our names. Will the new leases have to be for a year, or can we make them month to month? Thanks!
