Allowing a tenant to take care of lawn/pool for lower rent
We have a SFH with a pool that we have started to market for rent. We have it listed to include lawn and pool service but we keep getting low offers where the potential tenant would like to take care of the lawn and pool for cheaper rent.
Is this common and something we should entertain? Any downsides?
If they were to maintain those items it would reduce expenses by about $150 per month but of course offset by lower income.

I'd trust a tenant with lawn care, not with pool maintenance.
