How do you end a lease early when everyone is in agreement?

Hi,

We have 2 tenants in a property - they both signed the lease, and now one wants to move out early.  We're ok with that tenant moving out and getting off the lease - but how do we do that?  Just scratch their signature off where they signed the lease?  Do we have to end the whole lease (how do we do that?) and sign a brand new one with the remaining tenant?
