Tenant called me on Saturday saying the bathroom light wasn't turning on. Went on Sunday to check it out. Turns out it was a bad light switch.. YES, A BAD LIGHT SWITCH! How often does that happen?!? Anyway, on my way out of the house, I decided to take a quick peek at the water heater and furnace. Looked underneath water heater and saw a pool of water. OH CRAP! Long story short, plumber installed a new water heater today and said the whole thing was about to go! PHHHEEWWW!!!!!!!!

Lessons learned: Don't neglect water heater maintenance. And always check your systems every chance you get.

Water heater and furnace are 2 things we use as 2 different reasons for an inspection inside the home. This keeps us in tune with the mechanicals and gets us in the property for a little look around.
