How Often Do You Check-up, Inspect, Perform Maint

Hello - brand new to BP so this is my first post other than the 'newbie intro' so I am still familiarizing myself here. So we (my wife and I) closed on our first investment property (a duplex) two months ago. Currently self-managing the property and my question is.....how often are you (or your property mgrs.) checking up, inspecting, performing maintenance on the property? Im trying my best NOT to be the annoying landlord that is always poking around. But at the same time, I am a hands-on type of person so I am constantly wanting to go there and just work on stuff. I haven't been - but I want to. Overall the property is in pretty good shape and doesn't really need much. But I want to keep up on the 'preventive maintenance' so I'm not getting the midnight calls. Would love to hear what folks are doing. Thanks in advance! Greg
