AC Filter Replacement

As a landlord, what is your policy regarding AC filter replacement? I know some people have their handyman do it, some rely on tenants.

Personally I ask my tenants to replace theirs monthly and I provide the filter. Obviously that doesn’t always get done.

Recently I saw some filters on Amazon that trap viruses. They were a little more expensive but I sent them to my tenants anyway. I figured this would be a win-win. It’s a small step I can take to add safety and comfort for the tenant, they feel good about me as a landlord, and they’ll actually want to change the filter knowing it traps viruses. I thought it was a great idea so I figured I’d share on the forum.
