Pets ... exceptions, deposits, rent

I listed my first property over the weekend, a 1700 sqft house with a fenced yard. i have it listed as no pets, as i am concerned about the potential for damage. I know that most renters now have a pet, and with a yard I'm going to attract potential renters with dogs. I've actually already gotten a request for an exception.

So I have a few questions;

- Should I entertain exceptions, a 'pets on approval' policy - based on breed, behavior, etc? My concern here is could it open me up to discrimination complaints?

- If I do go this route, should I try to have the pet interview at the applicants current home, so I can see how it's held up? Is this reasonable?

- How much is reasonable for pet rent and deposit? Is it reasonable to do both?
