Rental properties in Toronto

Hi Guys,

I'm Farzan, a new investor from Toronto. I've been doing some research about rental properties in Toronto but the prices here are so expensive that is almost make it really difficult to have a positive cash flow out of rental properties and save up for the next down payment. I was wondering if anyone has experience in this area and could give me some tips to start. Thanks

Buy 2, 2.5, 3 storey single family and convert them to duplex triplex fourplex via each level with separate entrances..

must be value add.. definitely need capital especially for rehab but you have built in a lot of equity. Should be able to cash flow fairly well but refinancing to retain a large portion of capital back to leave some cash flow but most investors want the return on equity and tenants to pay down mortgage..
