Letting applicants know you won't be renting to them

Do any of you have a standard letter you send to let applicants know that you haven't chosen them?
I had a very nice couple apply who had horrendous credit. So despite the fact that they were nice people, I'm not renting to someone with terrible credit.
How should I let them know?

Dan

Hi Dan. You should send them a letter. In fact, you're legally required to.

According to the Fair Credit Reporting Act, if you deny an applicant based on information in their consumer credit file, you must send them an "adverse action notice".

The tenant screening company I use provides a form letter for me and pre-fills it with the applicant's info if I deny them.
