Hello everyone, the Phoenix market is hot but not many screaming deals for cash flow, at least I think. Taking a closer look at the surrounding cities such as Yuma, Casa Grande, Arizona City, Tucson Etc. Prices are obviously cheaper the further out you go from the capital but I realize cheaper isn't always better. Would like to hear your thoughts if anyone has experience in the surrounding cities.

@Andres Cardenas the rental demand is really high in Casa Grande. As long as you screen the Potential tenants in the application process and price the property at market rents, you shouldn’t have an issue filling a property quickly. Also just add to your lease, just that the tenants agree to keep the property clean and tidy once it has been decided that they will move out so that you can show the property to potential tenants. Even if you don’t show it before the previous tenants leave, you would be able to fill it again relatively quickly.

We do mostly lease options in those areas and our contracts are written for 3 years so we have a really low vacancy rate once we place a tenant buyer in one of our properties.
