Lease extension renewal question

Hello All,

I have a simple question. I had a lease that started January 15, 2019 and it ended January 15, 2020 then I extended it until April 15, 2020 with a lease extension form. However, with COVID-19 happening, I couldn’t go to my tenants house and extend it again but my lease states that she’s on a month-to-month if the lease expires. So from April 15 - May 15, she’s on a month-to-month. Now I want to extend my lease again but given that my tenant was already on a month-to-month, can I use a lease extension or do I have to fill out a brand new lease agreement again? I really prefer not to fill out a new lease agreement as it takes longer and I don’t want to be near my tenant for that much time.

Exactly...  Again, I'm not a lawyer and I don't know anything about Michigan..  But, it sound like you have a lease.  Its just a month to month lease as it relates to the termination.  All the terms and conditions apply on the lease --- isn't that what you expected?  So, it would stand to reason to me that two people, landlord and tenant, can agree to modify a few terms on the lease.
