Question for an EXPERIENCED INVESTOR! 1/2 bath or full bath?

We have a 2 bedroom 1 bathroom home and we are adding a third bedroom and second bathroom. 

We are back and forth on our decision on whether to make the new bathroom a two piece or a full three piece because the bathroom is very small with a sloped ceiling.

Adding a three piece bath would increase our monthly rent and increase our homes appraisal however with limited space, we are concerned that potential buyers and tenants would be turned off by this three piece addition.

If we decide to add a three piece bath, the shower would be 30" and the vanity would be a small space saver one with the toilet on the sloped ceiling wall.

In your experience, would you do a two piece or three piece bathroom?

@Ashley Knodel I think technically without a tub it is a 3/4 bath, but still better than a 1/2 bath. Even if the shower is smaller and vanity is smaller, it will add value. If you are going to the trouble of renovating, do it right and add the shower.
