Solar panels on a two family house

Hi all, 

We own a two family in MA and were wondering if anyone has installed solar panels on their rental properties. 

Is it possible to install the solar panels on the rental property and be reap the benefits directly as opposed to passing along to the tenants? 

If you have to pass the benefits along to the tenants, how have others approached this arrangement?

For simplicity sake, it’d be awesome if we could install the panels on the rental to partially/wholly subsidize our electric bill or even potentially add another source of income. 

Let me know if you have experience with this!
