Evictions, Relief Programs and moratorium expiration-San Diego

I'm a brand new landlord of a Triplex and going through the process of finding tenants to fill my units. I wanted insight on the topic and i'm trying to see if i can avoid acquiring tenants whos jobs are impacted due to the COVID pandemic. Being a veteran, I'm able to post the property for rent on a military exclusive housing website, which will alleviate the possibility of non-military tenants being laid off and not being able to pay rent. Has anyone in San Diego area been experiencing this developing scenario? Any advice for a new landlord seeking tenants during these times?

Thanks Everyone!
