New property - full tenants Cash for keys?

I just purchased my first triplex and I’m excited to move in except the nearest lease ends 4 months from now. I’ve been thinking I would have to rent out a separate place until the first lease is up but I just heard of “cash for keys.” I’d be paying $1000-1200 to rent a place so should I just offer one of the 3 units cash for keys to move out early? For a $1500 rent what would be a fair amount to offer?
