unknown Tenant/ need advice
Hi Fellow bigger pockets brothers and sisters. I closed 2 weeks ago on my first commercial property (5 units). the property was previously managed by a property manager. I had a real estate agent. I did ask just to be sure if all tenants were paying. The answer i got was YES. at closing i got their last month rent and i also got paid for the days of rent remaining for the month of august. A day after closing i started going to my file to contact each and every tenant. There was a tenant i could get in touch with but has some type of assistance. When i tried to reach the housing department in question. I was told the tenant passed away in June and that the daughter called them and told them. they did not have any contact number for her.
I contact my real estate agent. He told me he will contact property manager. After a few days they confirmed the tenant in fact did pass away but stated that the daughter took over and started paying them but they dont have any information on file.
I went by the property left letters so far the unknown have not yet reach out. I live in massachusetts.
Any thoughts or advice will be appreciate it please help. It make me think the property manager was not being truthful at the end of the deal please let me know what you think. Especially with covid and eviction ban how should i move forward with this issue....
