Warranty taking long to fix AC, how to be proactive with renter

Renter having problem with AC and we filed home warranty claim. Vendor showed up and requested AC replacement. However after that, warranty has been stalling claim, doing multiple apts, second opinion and still no action on problem resolution after more than a month. Looks like they do this so they dont have to replace AC. Renter is getting upset and I want to resolve the problem in a reasonable manner. Would like to understand if other landlords here faced the problem and what action they took and what is the best way to cover you as a landlord.

I hope it gets resolved soon but this is the issue with home warranties, they are delayed and delayed, there are deductibles and now you and your tenant are waiting 1+ months and hopefully they have not/will not report you to any housing authority. It is easier and more professional to keep a reserve fund and add to it monthly.
