Getting started in real estate

Would like to get into real estate investing. I have 40k left on my home mortgage. 

I found what looks to be a good deal on a 2 bed one bath. In the adjacent town. I'm excited about this property but am unsure/uneasy about getting started. Big Dave Ramsey guy, do I want to take on a second mortgage? Will I have time for this property with a full time job? Extra expenses for lawn care and snow plowing?

    I agree with @Tchaka Owen, it sounds like you should consider focusing on studying REI and educating yourself further. I also recommend talking to a realtor and lender. After experience, applied knowledge is going to give you the confidence you need to pursue opportunity. The key is to be prepared.
