Custom vs Cozy vs Zillow Lease Agreement

I’m looking at listing using Cozy or Zillow on my own vs using a property manager this time around. Based on my research and few I have spoken too, Zillow’s lease agreement isn’t customizable and Cozy doesn’t offer one yet. Would you say that is accurate? 

I wanted to ensure my lease agreement is tight and has clauses for things such as pets etc. 

Curious what sites folks recommend to get a strong lease made? I know there’s a lot of templates out there and I even have one from my original property manager but I’m happy to pay for one to ensure I cross all my T’s. Also I would like to ensure I’m in compliance with state law.
