What are some scheduled maintenance work that's worth the cost?

As a rental investor, especially someone who invests remotely, I only hear about the condition of a property after a tenant's departure. Usually, the make ready is cosmetic, but I'm often concerned about structural issues like siding, gutters, foundation and those repairs that can help me protect my investment in the long term. Currently I do none of those. My question is, besides the regular maintenance requests from tenants and make ready maintenance in between tenants, what are some good scheduled maintenance tasks for a property that saves you on costs in the long run?
