Giving notice to tenant of property sale/moving them out

I own a single family rental property, with an ADU over a detached 2 car garage. I've decided to sell the property. Have one tenant in each unit (house/ADU). Washington State law says I have to give them 60 days notice to be moved out. I'm looking for a form/template that I can use to meet this requirement. Any help would be greatly appreciated. Also - any hints or ideas about how to make this go smoothly, and what others have done in a similar situation. Thank you! - Matt
