What is the process of buying an off-market property?

Via driving for dollars I found an off-market property, spoke to the owner, and they are interested in selling. After agreeing on a price, what are the next steps in terms of contracts and closing? Any tips on negotiating sell price would be appreciated as well! Thanks!

I kind of looked around for an off-market forum and didn’t find one so I just went with the general.

 No reason to reinvent the wheel.  Replicate what was used for your last purchase and just cross out or N/A the broker/agency info.  Google 'purchase and sale agreement (your state)'.  

I asked about the LL forum mostly for a mod to notice and put your question in a more relevant forum. I know it's a pain to figure out.
