How to Approach Owner of Vacant Home

Hello! This is my first post. I have been enjoying listening to bigger pockets podcasts, and reading posts on this site. Now it’s my turn to dive in! 

I just moved to a house as a tenant. While looking for a place to park my car, I noticed one of the residential single homes on my block has been vacant for at least a couple of months. From the information I gathered, the previous tenants left mid-pandemic. Through my own research, I found the name of the owner of the property. This person own multiple commercial and residential properties in the area (Queens, NYC).
I am taking my real estate agent exam this Friday (if anyone reading this has a study guide for the NY state exam, please let me know!), and I am seeing this as a golden opportunity for me to network and possibly get some experience in managing a property or even selling a home. 

What are some possible approaches I can respectfully take in this scenario? I am interested in offering my services to manage the property somehow, help maintain it (maybe park my car there so the house looks occupied), or  be a part of selling the house as maybe an intermediary (high hopes haha). So what I am trying to do is take a situation that I noticed out of pure self-interest (finding a parking , into a learning experience of my fledgling real estate investment career.
