Advice on under kitchen cabinet water filter

Mich Copper
Posted

I'm about to rent out my condo since I just bought a single family home. I have a water filter under the kitchen cabinet which needs to be replaced. The filter would cost about $150 (or I may be able to find a cheaper filter). My question is that - should I replace the filter for the tenants every year or should I put in the contract that it is their responsibility to replace the filter? Same question for the water filter in the refrigerator. Thanks!

I buy filters for all my properties and leave them at the property. I then set up a reminder on my calendar to email the tenant to tell them to change the filter.

Realistically no tenant is ever going to go buy filters and change them even if they are responsible to do so. Its your property anyway. Changing filters is a good time to do a brief walk through to check the condition of the property.... and catch "little" problems before they turn into "big" problems.

Sure you can charge them for it, probably half of what it costs.
