Seeking info on Waco, Tx

Hello,

I was looking for anyone that has done any Real Estate investments, Flips, BRRRR, Buy and Hold, wholesaling, etc, in Waco, Tx. I was wondering if its a good area to invest? Especially because its right between Dallas and Austin, 2 very hot markets.

If you are a RE agent could you please share any data on the market there? (ie, supply, rental market, schools, growth potential, etc).

I am not finding any recent articles on the area anywhere and was just looking for some current insight/experience from anyone that has been in the market there other than Chip and Joanna Gaines. LoL. Thanks.

Hello Michael,

As of right now, our inventory is extremely low. You will find yourself competing with numerous cash buyers on every investment property and single family residence. Demand is continuing to go up as people move into Waco from out of state seeking lower expenses and more square footage. 

I am hopeful that more homes will hit the market come spring as a lot of these developers finish out some neighborhoods. 

The city is growing at a very rapid pace right now, especially the surrounding cities, so don't overlook McGregor, Robinson, Lorena, Bellmead, Lacy Lakeview as options for your next investment as well. Investment opportunity neighborhoods inside city limits include North Waco, Brook Oaks, Beverly Hills, Dean Highland, Sanger Heights, and East Waco.
