Carpet and Swing Set - Buy and Hold

I'm getting ready to rent out my first home (hurray), but I have some moderately used carpet, and a moderately sturdy swing set.  Should I replace the carpet and remove the swing set before tenants move in?  Are there words I could add to my contract to prevent swing set liability instead of removing it?  What is a good/ tested strategy for carpet replacement?

@Mitchell Bell  Get rid of the swing set.  It's just added an liability, and you're not going to get $1 more in rent for having it.
