Do you use annual air filters or expect tenants to change them?

I’ve been looking into going to annual ac filters and just replacing as the lease expires.

@Steve S. We do quarterly filter changes at each property; we purchase the filters and do this as a service to our owners. We also do this to give us a more frequent excuse to do a quick incognito inspection of the property.
