Pet Odor Has Ruined Couches.

My tenants just left my rental property after the lease is over. House was fully furnished . They got the house professionally cleaned before moving out. 

Only issue is that they had 2 big dogs, who used couches to sleep on and couches are left with strong pet odor so much so that my new tenants may be repulsed and might demand new set of couches. 

My question is, how should I handle this situation with my previous tenants?  Can I withhold the cost of equally priced couches from the security deposit? Or is there another way to handle this situation?

Can't answer those questions without knowing what state you are in and what the lease states you can do. Here in DC, I would have to prove the pets left an order by having the upholstery cleaning company note such on the paid invoice.
