Just thought I would let my fellow investors know that Cleveland is evicting.....takes a little bit more time in the past, but it is happening. A word of advice to all - stop taking agency money and start kicking out those who took advantage of COVID and really were not affected. Those that were affected, try to work with them as much as possible offering agency assistance programs and bi-weekly or weekly payment options.....and remember those on SSI were not affected by COVID...
You are right!! Although, I do have agency debt and most of my 230 units are in Lake County and we have evicted all the deadbeats that we’re trying to take advantage and clinging to the 5 cdc requirements but did not follow them. So, the judges kicked them out. The ones that were honest we worked with and PRC Lifeline paid all the money they owed back to us and a month future rent too. My Euclid 12 unit CHN paid for a few of my tenants 6-10 months they owed us too!! It is on now!!!

Agreed.......I was very surprised when a PM I use in Cleveland told me that one of the (cash) deadbeat tenants in a duplex was actually being evicted............Thought I might have to wait. Turns out she was removed from the property last week.
On a side note how are you folks handling the Lead Safe Certifications? I was on a Webex yesterday where they were explaining the process and how it is a requirement for all residential rental units in Cleveland, but they didn't address this as it pertains to Out of State Landlords like me. Am I overthing it, or is it as simple as asking my PM to "handle it" and go from there?

I no longer have any properties in Cleveland. Mine are in Lake County. I have heard nothing about that for my apartment complexes there. Shhhhhhhhh🤫. However, a good PM like you have should have researched this for you already and advised.
