Trailer parks? Are they worth the maintenance?

I recently came across a potential deal with a trailer park. What are your thoughts on investing in trailer parks? Is the maintenance and upkeep worth it? Can there be appreciation? Are the tenants decent overall?

@Daniel Gorman. So glad you asked! I have been investing in real estate for about 21 years, and this is my favorite asset class. Low maintenance and capital expenses are some of my top reasons.
