Buying AG land to build vs a 3/2 house (Houston, Austin, Dallas)

I'm debating with myself whether I should buy a piece of AG land and build with whatever I want (possibly expand it later for some rental income) or getting a typical 3/2 house near a city. I would like to know pros and cons in the three big cities, Austin, Houston, and Dallas and their surrounding areas. Thanks.
