Tenant Wont Allow Entry for Repairs
I own a unit that suffered some water damage.
The insurance company has approved the repairs. However the tenant doesn't want the repairs to begin until he moves out in a month.
The contractors will have access to dry out the place and repair the walls/ ceilings (3 days max). The contractor says the place is and will be inhabitable but the tenant is insisting that it wont be. All of the work will be done while the tenant is at work. None of the tenants belongings where damaged only my property (walls/ ceilings).
The lease allows myself or my agents to enter as long as notice is given. The tenant is professing the need to miss work and assuming that the workers will ramble through his belongings? The company is professional and the tenant should just lock away any prized possessions in my opinion. How would you handle this type of situation?

Your lease does not just serve to inform the tenant of his rights and obligations , but it also serves to inform the tenant of your obligations and rights as the landlord. You have the right to do what is necessary to protect your investment and he has the obligation to allow it unobstructed.
