Rent by the Room in the Quad Cities Area

Does anyone do rent by the room in the quad cities area, specifically Rock Island? Just looked at an older home that would make pretty good cash flow if I rent by the room. I’m considering making an offer, but will need to close quick so I can get in, renovate, and get rooms rented before the college semester starts back up in the fall. Thoughts? Issues with rent by the room?
