Horrible tenant. New purchase. Any advice would be great!
I had bought a pa duplex the 11 of may. seller had stated that the tenants were great and payed on time. Since the purchase one side of the duplex has refused to pay rent & pay me the security deposit to sign a new lease.
~ Former landlord had sent her security deposit back to her and she spent it.
~ @ this point she is playing the covid act..
~I have served her a 30 day eviction notice.
ANY advise would be wonderful!

Why did the former owner return her security deposit? It should have been in the purchase agreement that it gets transferred to you.
You can do cash for keys, but the problem with this is that every time it is done, it just emboldens the next person to ask for cash to leave. If you do go this route, at the very least send her and the IRS a 1099 covering the cash paid and the forgiven rent. At the very least she will get whacked for the income tax.
Personally, I'd let her know that the COVID protections will end fairly soon and at that point you will file for eviction and sue for all damages. Inform her that she will not be able to rent a place with an eviction on her record and her credit will be destroyed if she doesn't pay the judgment.
