What cities can you find great cash flow and inexpensive rentals?

The most recent podcast with @Dawn A. made me wonder what cities in the
US are good for people who want inexpensive rentals that provide good cash flow. Dawn mentioned Milwaukee. I've invested in Omaha. I've heard Memphis mentioned as being good for cash flow. What other cities besides these have good rental rates and cheap prices?
