Your experiences with student rentals

I'm looking for investment properties and I keep coming across townhomes and houses near a college campus.  I'm sure it's easy to place tenants with the school being so close, but I keep thinking back to how dumb I was as a college student and how I treated rentals back then lol.  Any of you guys have experiences you could share with college housing, good or bad?

I had to replace the flooring in a living room once because they had a weekend party with a campfire in the middle of the living room. I also replaced all of those tenants. :)
