Hello, house hackers

I am moving to the LA area for my Ph.D. at USC. I am looking to rent a place for myself somewhere around Pasadena, Glendale, Alhambra. Preferably not higher than $1200. It could be an IDU, separate apartment, or a room in a shared house. I have been part of HH community for a long time and sometime in the future plan to house hack myself. I am willing to support a landlord with any activities such as managing the unit, helping to find tenants, and doing small things such as painting or staging. I am ready to move in after August 17th but could wait if needed. I hope I will be able to learn more about HH and help to find a rent below a market price. Since I have been out of the US for three years and lived in Europe my credit score will show as low but I can send a full report. I also have investments and a savings account and can pay for several months upfront if needed.
