Alternative rent payment structure

Posted

Besides the standard 12 monthly rent payments due on the 1st, does anyone have any experience trying an alternative rent payment structure? I have been thinking about a bi-weekly or weekly payment syncing with the tenants income cycle, possibly auto-debits. Or, dividing yearly rent amount into 11 months, so every 12th month they wouldn't owe rent?

Any thoughts?

When I had C class rentals, I did this for a couple tenants. I took the monthly payment, split it in half and made it due every two weeks on their pay cycle. Since there are 52 weeks in the year, it works out to 26 payments, so they end up paying an extra months rent. I took this as compensation for working out a non-standard payment schedule. They either didn't notice or didn't care. I just presented it as the bi-weekly pay option. This works great for tenants who have trouble with money management.
