reel mower liability

I have a college rental with a very small front yard with grass (no grass in back yard). The tenants are to maintain the grass and I was going to provide a reel mower (the old push kind with exposed blades) for them since they would not have to deal with getting gas etc. What is my liability if I provide a mower and the tenant chops off a finger or something?
