@Joanna Valdez just my two cents here, but I've long suspected that OKC is home to some of the lowest-class tenants I could dream up. NOW HOLD UP . . . an important caveat I'll throw in here is that there is a key difference between tenant for a season and tenant for a reason folks. Tenant for a season (as we probably all have been) makes a lot of sense. There are even reasons to stretch this into Tenant with a Really Good Reason, but most of the problems I come across in OKC fall into the Tenant for a Reason category (can't qualify for a loan, can't hold down a job, can't keep my sh&* together, etc). I'm certain there are scrubs everywhere, but man oh man do I try hard to stay away from them here and it's often a challenge TBH!

@Joanna Valdez I suggest you get connected to local people in our market for these types of questions. A good way to meet locals is through Facebook groups. Go search for groups under “Oklahoma City Real Estate Investors” and there should be a ton of private groups you can join.

Well, this question doesn't make sense. There's hundreds of thousands of people and of course there's every type of person from homeless drug addicts to mult-millionaires. What is it you want to know? I'd suggest spending some time in the Bigger Pocket forums as there's lots of threads on tenant screening.
