Washington State - Buying a duplex that has tenants

Hello, 

I am currently in the process of buying a duplex in washington state that currently has tenants in both units. One lease expired earlier in the year and the other expires end of September. The expired lease tenants are now currently on a month to month lease with the current owners. 

Once we close we do not want to keep the tenants because one unit needs some repairs and we want to owner occupy the other unit. 

I've read that Washington state lease termination /nonrenewl laws have recently changed. 

After we close one the property how should we go about asking/notifying the tenants that we're not renewing their leases? How much time do they need?
