Switching property management during eviction process

Richard C.
Posted

Hi BP, I would appreciate any feedback you may have about my situation:

I am a newbie and have one out of state single family rental that's under management by a PM that I'm really struggling with. For the past few months since using them, I've had numerous issues and just as I was about to switch to a different PM company, I was told that the tenants paid only partial rent, and stopped communicating. Since it's already the 19th of the month today, we'd need to decide whether to start the eviction process. There is a 30 day notice period I need to give to the current PM company though. This leads to my question - should stay with this current PM for the eviction process (which I'm told takes about 3-4 weeks) but risk them handling it poorly (is it possible to mess up an eviction?). Or switch to the new PM in 30 days and have them move forward with the eviction. This means the next month, I will probably miss another rent check and the eviction process will be delayed.

I would greatly appreciate any input you may have on how I should make this decision. Thank you in advance!
