Looking to purchase a property with a behind tenant

We are looking at buying a property in Nebraska where the tenant is couple hundred bucks behind rent. The tenant has been there for roughly 5 years and receives money from the government to pay rent. What are the best options for this situation? Any advice from the trenches?

@James Rador if $200 is your biggest concern, then not a big issue in my opinion.

I would be more concerned about the current lease terms. Have you verified their actual payment history? Are there statements or bank account deposits that verify they are actually paying rent?
