Turnkey wont give earnest money back

Turnkey wont give earnest money back. What are my legal options? Is it small claims court where property was in contract or where i reside?

Send them a "Demand" letter asking for your money to be returned. Send it USPS certified, signature required. Outline the agreement, the amount and why you feel you deserve your money back. Then give them 15 days to respond. Don't make threats. Be professional. Then after they have responded or not responded you can take all of that to small claims and file a suit. It is likely they won't show up and you will win automatically. After you win you send a copy of the judgement to them, again certified and ask them to pay. When they don't pay you start placing liens. That will get their attention.
