Redo floors?

So I'm on the verge of taking the plunge and renting out my home. The hardfloors haven't been done in about ten years and some areas look pretty bad. I'm thinking I should have them sanded and refinished but friends are saying don't waste the money. I would think (hope) that I might get a better class of renter and hopefully a few more dollars in rent if I do this. What's your take?
