Pet deposits for Emotional Support Animal

Hello, I'm looking at a possible tenant. He is asking for the pet deposit to be waived since his dog is a ESA ( Emotional Support Animal). Has anyone ran into this before?

@David Napier  Read  about your states laws and develop a policy on ESAs for your rentals.  As @Russell Brazil said you cannot collect a deposit on an ESA. Any damage comes out of the regular deposit. You also can't increase the regular deposit because they have an animal.  Right now your potential tenant knows more about ESAs then you do so you want to change that ASAP.
