Looking for a Small Landlord in DC

Hi,

I'm about to move to D.C. I've known about Bigger Pockets for years, but real estate investing never appealed to me for a variety of factors; therefore I never made an account. But as an investor it has always been in the background.

I've not searched for an apartment in years. I was always lucky and took a friends' apartments who were moving. I've been blessed with small landlords that were friendly, cheaper than the giant company's, cared about their property more and all around better people.

Now that I'm moving to a new city, I'm trying to find a smaller landlord, but the massive companies just beat out the competition when it comes to searching online. Like 98% of the ones I see posted are giant companies and in giant buildings. Which brings me to Bigger Pockets.

Do any of you have any advice how to find a small D.C. landlord or property owner? I would much prefer giving my rent money to an investor that cares about their tenants rather than throwing money at some luxury building that feels soulless.

I thought it was simply easier coming to the website where property owner's talk rather the hellscape that is Facebook Marketplace or Craigslist.
