Analyzing and Financing Deals From Lead to Finish Line!
Professional Athletes do something better than other athletes. They have perfected the fundamentals. In your real estate career, building your skillset and becoming a "professional" will bring you great success, but it requires a few fundamental skills. And one of those is being able to accurately analyze a deal.
Whether the deal is on the MLS, passed to you by a friend, or came from a marketing piece. A true investor can identify and determine if the deal fits into their business model or not. There are many metrics to evaluate:
- Cash Flow
- Cash on Cash
- ROI
- CAP Rate
- DSCR
- And many more
Some of these may be more important to you than others, and it depends on where you are in your investment journey. But being able to analyze the deal is a skill that needs to be honed.
Gathering the correct information is vital in a deal analysis. And you have to identify the following variables, to determine if the deal.. is in fact a deal:
- Property details
- Purchase information
- Financing details
- Income
- Expenses

Kevin Gracyalny
Kevin grew up the youngest of 5 in Beloit, Wisconsin. Graduating from St. Norbert in 2016, he knew real estate would be in his future. Kevin started his first business, KG Wholesale importing products to sell at Fairs, EAA, and other large events. He has taken the skills and capital from that business to fuel the growth of a rental property portfolio which he started in 2017. Since those early days and the first duplex, the portfolio has grown to over 130 units. He has had experience in flips, small multifamilies, and up to a 24 unit project. Real estate has been an itch that just doesn't go away. It has been a path of discipline, learning, and vision. Kevin doesn't believe in failure. You either win or you learn. With a focus on marketing and analyzing deals, he sees real estate as the greatest path to freedom.
Along with the businesses, Kevin enjoys working out, reading, and spending time with the people closest to him.
Two truths and a lie:
- Kevin's appendix was removed on graduation weekend from St. Norbert
- Kevin biked across the USA sleeping on one of his wholesale products, a lounger
- Kevin ran a mile backwards on a dare
