Building partner ship split

We are a Financial group, specializing in Multifamily and buildings in South Florida.  500k to 37M largest.

From the original partners, one step out is financially free and No longer wants to actively work in the company. 

His main Roll was to find Capital.  He still can do that because of the past year's performance of the group. 

On a  3.4M project that will sell in 4.1M in 2 years.  We need 800K capital for downpayment and minor cosmetics changes. 

  We usually will do 40 % for LP partners' profit split based on a percentage of investment. 



He wants an equity split on the profit.  from our 60%  based on the capital that his network will bring(we will pay LP partners directly from the 40% profits).

But to him what structure is good what can we offer. Help thanks.
